- Down payment assistance equal to 3% of the purchase price of the home, up to $15,000
- Down payment assistance treated as a second lien mortgage with no monthly payment requirement or interest
- Must be at or below 80% of the Area Median Income (AMI) for the area you are purchasing in. Please reference this free AMI tool to view the median income for the area you are planning to purchase in.
Option #2
FHA 100%+ Down Payment Assistance
- Minimum 600 credit score
- Manufactured home and condo eligible
- 2-1 buydown option
- First lien is FHA 30-year fixed up to 96.5% loan-to-value.
- 5% down payment assistance is a 10 year fully amortized 2nd lien.
- Down payment assistance can be used towards down payment and closing costs.
Option #3
VA Zero Down Mortgage
- Minimum 580 credit score
- Eligible applicants include active-duty service members and Veterans with discharges other than dishonorable, National Guard and Reserve service members and Veterans with an honorable discharge, certain eligible spouses, and other uniformed service personnel.
- No monthly mortgage insurance
- The VA funding fee is between 1.25% to 3.3% of the loan amount and can either be paid at closing or rolled into to the loan.
Option #4
USDA Zero Down Mortgage
- Minimum 640 credit score
- The property must be located in a rural USDA eligible area.
- Your total household income must not exceed the USDA income limit for the area you are purchasing in.
- You must not exceed the USDA loan limit for the county you are purchasing in.
- The upfront USDA guarantee fee is equal to 1% of the loan amount.
